About GPP

Officially launched in July 2022 in Hong Kong, the Green Performance Pledge (“GPP”) is a performance-based landlord-tenant partnership. Building on the basic premise of a green lease, the GPP covers the entire tenancy cycle in two core areas, fit-out and operations, focusing on creating a significant impact in terms of energy, water and waste reduction.

Through this performance-based programme, we’re empowering our tenants so they can enhance their Sustainable Development (SD) performance. The goal is to also ensure the inclusion of the GPP in all tenancy agreements moving forward.

The GPP has been very popular in both Hong Kong and the Chinese Mainland, with participation spanning diverse sectors including finance, luxury, legal, information technology and beyond.

For more than half a century, Swire Properties has established ourselves as a responsible real estate developer and management company that works to create vibrant and sustainable communities. Building on this foundation, we refreshed our SD strategy and launched our Sustainable Development 2050 vision and mission to support long-term sustainability ambition and future business growth.

Our tenants play an important role in realising our SD 2050 Strategy. We aim to have 80% of our office tenants in Hong Kong and Chinese Mainland to sign the GPP by 2035*.

 

*Measured by occupied lettable floor area (“LFA”) of office portfolios on a 100% basis. Includes Taikoo Place, Pacific Place and One Citygate in Hong Kong, and Taikoo Hui Guangzhou, HKRI Taikoo Hui, and INDIGO in the Chinese Mainland.

 

 

Science-Based Targets

We were the first real estate developer in Hong Kong and the Chinese Mainland to have our Near-Term, Long-Term, and Net-Zero targets validated under the Science Based Targets initiative (SBTi) Buildings Criteria, paving the way towards net-zero emissions by 2050.

 

Our refreshed targets cover whole-building in-use emissions, including those from landlord-managed activities and tenant operations. Our target is to reduce GHG emissions by 75.7% per m² by 2034#. We will continue our collaboration with tenants through the GPP to support their decarbonisation goals as well.
