Swire Properties’ Green Performance Pledge Achieves Record Participation and Strong Sustainability Impact in 2025/26

Swire Properties’ proprietary sustainability initiative for office tenants, the Green Performance Pledge (GPP), has achieved record participation levels with a total of 256 tenants now enrolled. This represents approximately 70% of the occupied lettable floor area across the Company’s office portfolios in Hong Kong and the Chinese Mainland, marking a 46% year-on-year increase.

Built on a strong foundation of collaboration and shared ambition, the GPP is an industry-leading, performance-based tenant-landlord partnership that drives measurable sustainability results.

Celebrating Tenants’ Excellence at Annual GPP Forum

Tenants’ achievements for the 2025/26 award year were recognised at the annual GPP Forum on 8 July:

• 166 tenants in Hong Kong were awarded Member, Silver, Gold, or Platinum ratings.
• 19 tenants attained Platinum in the Sustainable Office Operations Scheme, while 2 tenants attained the highest Three-Seed rating in the Sustainable Fit-Out and Renovations Scheme.
• 90% of existing GPP tenants maintained or improved their GPP rating year-on-year, reflecting strong and sustained performance across the community.
• Over the past five years since the programme was launched, GPP tenants in Hong Kong have collectively improved their key sustainability indicators significantly, including a 10% improvement in both electricity and water efficiency, and a 5%-point increase in waste diversion¹.

The highlight of the event was a panel discussion moderated by Christine Loh (HKUST). Speakers from Crédit Agricole CIB, Marsh, DFI Retail Group, and Mox Bank shared how their organisations are navigating an increasingly complex and unpredictable operating environment, and embedding resilience into day-to-day operations and long-term business strategy.

2025/26 Environmental Impact at a Glance²

• Electricity – Reduced consumption by approximately 394,000 kWh, or the equivalent of the annual usage of 120 local households.
• Water – Reduced consumption by approximately 1,000 m³, or the equivalent of over 18,000 showers.
• Waste – Diverted over 270 tonnes of waste from landfill through recycling initiatives.
  

GPP Offerings

• Smart Metering – 80% of GPP tenants have installed smart energy meters, 61% are recording waste data digitally, and nearly all have adopted smart water meters. These smart meter data are integrated into the Tenant Portal, for performance monitoring and benchmarking.

• GPP Academy – Past workshops have engaged over 600 participants, exploring a broad spectrum of sustainability topics, such as circular economy practices, sustainable office design and certifications, and anti-green washing & authentic ESG communications.

• Green Lease Development – Since January 2025, GPP participation has been incorporated as a dedicated green clause in standard tenancy agreements in Hong Kong, with an optional green lease addendum for more ambitious sustainability commitments.

Scaling Impact through the GPP

New circular solutions have also been piloted, such as recycling used hand towels into usable paper products, and introducing reusable tableware for meetings and events. To date, this initiative has supported more than 116 events and prevented more than 16,800 single-use tableware from being sent to landfill.

The GPP also serves as a platform that engages tenants in socially impactful initiatives. In 2026, Swire Properties launched the “Community Ambassadors x Partners Volunteer Hub”, enabling 1,000 office tenants to participate in volunteering activities organised by the Swire Properties Community Ambassador corporate volunteer programme and its NGO partners.
